The Sustainable City – Yiti, Oman’s pioneering eco-friendly community designed to house approximately 10,000 residents, is on track to be fully operational by 2026. With 96% of infrastructure works now completed, the project marks a significant milestone toward achieving its ambitious goal of net-zero emissions by 2040.
Developed by Diamond Developers, a subsidiary of SEE Holding, in partnership with the Oman Tourism Development Company (OMRAN), the city represents a transformative step in sustainable urban living.
Progress Highlights
Construction has advanced steadily, with key developments across various components of the community:
- Infrastructure for the central plaza is fully completed, and overall progress on the plaza stands at 31%.
- Construction of villas and the wider district has reached 33% completion.
- Work on the school and nursery began in September 2024 following a groundbreaking ceremony.
Future phases will focus on additional amenities, including:
- A 4-star hotel
- A wellness center
- An autism village
- An equestrian club
- A sports complex
- A biogas plant
These facilities aim to enhance the quality of life for the city’s residents while aligning with Oman’s Vision 2040 sustainability objectives.
Sustainability Features
Spanning nearly one million square meters along the Gulf of Oman coastline near Muscat, The Sustainable City – Yiti is set to become the largest operational sustainable community in Oman and the Middle East. The project is designed to reduce the per capita carbon footprint by 78% compared to conventional housing in Oman, addressing six core pillars of sustainability:
- Food
- Energy
- Water
- Products
- Mobility
- Waste
The city will be powered entirely by renewable energy, feature 100% water recycling, and achieve 100% landfill waste diversion. Additionally, it is expected to reach 80% self-sufficiency in food production through innovative agricultural methods.
Market Appeal
The first phase of the project has completely sold out, and Phase Two has demonstrated strong demand, particularly among Omani nationals, who made up 55% of buyers in the initial phase. This reflects a growing local and regional interest in sustainable living solutions.
