The Al Khuwair Downtown project remains on schedule, with construction set to commence by the end of the year. The Ministry of Housing and Urban Planning has affirmed that the $1.3 billion Al Khuwair Muscat Downtown and Waterfront Development is advancing as planned, moving into a detailed design phase before implementation begins later this year.
Designed by Zaha Hadid Architects, the 3.3 million square meter project will feature five main components: a marina, a waterfront with beaches and sports facilities, a canal walkway, a cultural quarter, and a ministry complex. As a key element of Oman’s National Spatial Strategy, the project aligns with Oman Vision 2040, blending modern infrastructure with the preservation of the nation’s natural heritage.
Situated near the Al Khuwair desalination plant and adjacent to the Ministries District, the development aims to support Muscat’s growth while alleviating overcrowding. While the Ministries District will remain intact, it will undergo gradual remodeling as part of the project.
The ministry emphasized that the initiative is designed to foster sustainable urban development, improve infrastructure services, and create well-organized communities. It will also promote balanced growth across Muscat governorate, ensuring a fair distribution of residential areas.
In addition, the ministry confirmed that a study on relocating the Ghala Industrial Zone has been finalized and is ready for review by the Council of Ministers. Plans to enhance Muscat’s infrastructure are also in progress, with further details to be unveiled shortly.
The project is poised to play a pivotal role in shaping Muscat’s future, solidifying its reputation as a modern, well-planned city.
