‘Sama Beirut’ project, in the heart of Lebanon’s capital, constitutes a milestone in 21st Century development, with a skyscraper that will grace the skies of Beirut. It is conveniently located in Sodeco, which will contribute to the prosperity and revitalization of that area. The residential section of the tower offers its residents a private entrance. The apartments vary in size, ranging between 300 and 1500m2. A green and sustainable tower, in addition to the residential units, Sama Beirut contains six commercial shops that will be held by luxury brands. As for the office spaces, they are conveniently located in the vicinity of all facilities and services that may be eventually required.
When this project is completed, it will be the tallest tower in all of Lebanon, standing at 186 meters. Fadi Antonios, head of Antonios Projects is the Developer of ‘Sama Beirut’.
The main adviser to the project, Prime Consult, a company that provides real estate consultancy, was behind the creation of the concept. The company, headed by Massaad Fares, is handling marketing and sales, in addition to financial and administrative management of the project.
Ifoinfo had the following interview with Massaad Fares about the current status of the construction process.
1. What is the status of the construction process of “Lebanon’s tallest tower with a 360 degree view”, Sama Beirut?
At present, Sama Beirut’s Core Walls have reached the 20th floor. The Tower Podium is at the 18th floor, while the Project Podium has reached the first basement
2. How many apartments does it include and what are their sizes?
The tower includes a total of 81 apartments. Sizes vary between 194m² and 526m². The penthouse on the 50th and 51st floor is 1414m².
3. Can you give us an idea about the range of price of the apartments?
Starting $950,000 and increase
4. What about the offices?
Offices spread over 7 floors, from the 2nd to the 8th floor of the tower with a complete separate and independent entrance from the residential part. Two floors of offices are sold and the rest will be for rental

6. Will the concept of Sama Beirut, as a luxurious tall tower, affect the construction trend in the Lebanese capital?
Sama Beirut affected positively the Lebanese market; our market is now following a trend, a worldwide trend, which are towers. Tall buildings were initiated in the USA, and the rest of the world followed. Why not Beirut? A Capital should include all kinds of construction trends: historical, semi-modern and ultra-modern. The mix of architectures and concepts in real estate make a country rich, trendy and on the same level of what is happening in the world. We should be as rich as the others. Besides, tall towers allow landscaped areas around the building, more greeneries, as the m² are exploited in heights. So how can it affect the trend? As we all know that today the trend is oriented toward the respect of the environment and the green areas; Sama Beirut is a green building to be LEED certified. 7. How do you assess the evolution of the construction industry in the local market?
In brief, the construction industry in the local market has come a long way. The techniques are much more advanced than before, the companies are more professional, they are more exposed to the international market, few of the large ones have had an outside experience especially in UAE, Qatar and now in Saudi. As for the local construction qualities, they are getting much better as customers are becoming more demanding, be it in the finishing or the architecture and even in the amenities of the buildings.
